Tenant Information-

Rent- All Rents are due on the 1st of the month.  If your rent is received after the 1st of the month, it is considered late and will be reported as such to any future landlords.  If your rent is received after your grace period, your rent plus all late fees are due immediately.  Dalie Realty and Management will begin the eviction process if your rent hasn't been received by the 7th of the month. 

Taking Care of your Property-  We expect you to take pristine care of your property inside and out.  We have placed our trust in you that you will take excellent care of the property that you rent.  Please read through the following information so that you know what is expected of you as our tenant.  If we find that you are not living up to your end of the deal, we may ask that you leave, so please take this advice seriously.

Interior- We expect that your home will be kept clean and sanitary to avoid attracting bugs/roaches. We expect that you will change the air filters in the HVAC at least 3x per year.  A clean air filter helps keep your home free of dust, but it also reduces your heating/cooling bills as well as reducing the chances of equipment failure leaving you uncomfortable.  We expect that you will keep the carpets free of stains, the walls free of dents, holes or being written on by small children.  Tenants who return our property damaged are subject to losing some or all of their deposit.  If the security deposit does not cover all damages, tenants will be billed for the difference.

Exterior-  We expect our tenants to keep the lawn in as good of a condition that it was upon move-in.  One of the biggest complaints that we receive is from neighborhood home owner association about our tenants not caring for the lawn.  If your lawn is not cared for properly, it may be costly to get it back in shape.  If you don't know how to care for your lawn, please contact your property manager for instruction or feel free to hire a professional landscaper. 

Repairs-  While we do our very best to do preventative maintenance on our properties to eliminate the need for repairs, there is always an occasion that something may need attention.  When something needs to be repaired, please call our office during normal business hours.  If you have an emergency, you may contact us after hours. Please note that some repairs may not be done to the property if the owner/property manager determine that they are not a necessity or cost effective.   

Emergency Repairs-   All Emergency Repairs should be reported to your manager promptly so that we may initiate repairs promptly.  The following is a guide as to what we consider an emergency. 

Heating and Cooling-  If the temperature is greater than 90 degrees fahrenheit or less than 45 degrees fahrenheit. 

Stoppages - A toilet stoppage is not considered an emergency.   If your toilet is over flowing, please shut the water off below or behind the toilet bowl immediately to avoid damage to the property.  Please try using a plunger prior to contacting your property manager on the next business day.  If your whole house is stopped up, please contact your property manager immediately. 

Leaks-  Major leaks can cause a home to flood quickly.  Please turn the water off to the fixture leaking immediately.  If you are able to turn the water off, please contact us on the next business day to coordinate repair.  If you are unable to shut the water off, please shut the water off at the main and contact your property manager immediately.  If you have a roof leak, please contact your property manager as soon as you notice it. 

Appliances-If an appliance, including refrigerator if included ing your lease is not working, we do not consider this an emergency, it will be addressed during business hours. 

Fires-  If you have a house fire, -CALL 911 IMMEDIATELY- THEN CONTACT YOUR PROPERTY MANAGER IMMEDIATELY.
