There are many benefits to being a landlord and, but it's understandable for a home owner to have reservations as there are risks involved. If you are faced with selling a home at a major loss, find yourself seeking a short sale or just need to move and can't sell, then being a landlord is going to be a great option for you.

So, now that you have decided to become a landlord, what do you do now? Well, you can start by deciding if you want to do it on your own or hire a management company.

If you want to try on your own, here are some steps you should take to rent out your home:

1. Market your home using a yard sign and advertise your home in as many websites that you can afford.

2. Be prepared to screen calls 7 days a week from 8 am to 9:30 pm.

3. Make appointments to show your property at the prospects convenience.

4. Take and screen applicants- make sure to verify that landlord references are actual landlords and not the applicants friends/family.

5. Do a thorough background check including criminal, credit and employment and income verification.

6. Draft a solid lease that will be enforceable by your local court system.

7. Collect your 1st month(s) rent and security deposit in certified funds- Watch out for fraudulent checks!

8. Perform your move-in and let your tenant document the property condition.

9. Be prepared for emergency maintenance calls. Remember, you are renting out your property and the little things that you fix on and every day basis probably won't be done by the tenant. It's still your home and your responsibility to repair it.

10. Closely follow Landlord-Tenant laws. If you fail to follow the law, you may give up your rights as a landlord and be taken advantage of.
