Who is Dalie Realty and Management and why are they your best option?

Like all great inventions, Dalie Realty and Management was created out of a necessity.  While working as a sales agent with some of the largest firms in Atlanta and representinghome buyers, sellers and investors, Dana Possick, the Owner and Managing Broker, was constantly asked  "Who do you recommend to management my properties?" 

Whether he suggested the largest firms or the small ones, the feedback was at best luke warm.  As the investors and fellow agents kept seeking a great property management company, Dana realized that there just wasn't a single property management company that has an excellent reputation.

So, after years of studying the market, selling over 200 homes, learning the tricks of the trade as well as landlord/tenant laws, Dana took the challange and launched Dalie Management Group.  After working solo for 3 years and learning the ropes, Dana launched Dalie Realty and Management. 

What to look for in a property management company:

First of all...when you hire a property manager, you are entrusting what is probably your single most valuable investment...your home.  So, use your common sense and start out by hiring someone that is trust worthy and takes pride in their work. 

  • Hire someone with experience and don't settle for a first timer.  In property management, it's the little things that count.  For example, if a tenant moves furniture into a home before a walk-though inspection is complete...how do you account for the scratches on the walls.  Where they there before, or did they occure during the move-in.  While this may seem obvious, some companies don't require the walk-through be completed until after the tenants have already moved in...poor judgement like this will always cost you in the long run.

 

  • Does your property manager have the resources to get it done?  Often times, we have the opportunity to show tenants homes other than those that we do not manage.  It is surprising to see so many homes that are professionally managed that aren't ready to be shown and yet the property manager is still soliciting new business.   It is our priority to take care of the properties that we have in our inventory and work get them occupied before we try to grow our inventory. 

 

  • What territory does your property manager service?  This is very important because listing a home for sale and managing it are two different stories.  A manager will need to show and inspect your property often when it's vacant and occasionally to inspect and make reparis on it when it's occupied.  Taking properties that are out if the managers servicable area will just lead to disappointment.  Dalie Realty and Management will list a homes for sale throughout metro Atlanta, but we are more selective about where we will manage property.  Unless we are sure that we can provide excellent service, we will not take it on.  Currently we service, Cobb, Cherokee, and North Fulton Counties.  Our strongest concentration is in Marietta, Woodstock, Roswell, Alpharetta, Canton, Dunwoody and Sandy Springs.  As we acquire more resourses, we will continue to increase our coverage area.  Please do not contact us if you need services outside of this area as we are firm with this policy. 

 

  • How do you advertise your listings?  Listing is not advertising!  When you hire someone to market your home, you should expect them to get it exposed.  When you "list" with Dalie Realty and Management, you will be happy to know that we have advertising contracts with Rentals.com and AJC.com, AtlantaRents.com and syndicate to hundreds of highly visible websites.  We also use FMLS (the local multiple listing service, Realtor.com, and Craigslist.  We also place highly visible signs in your yard as well as directional arrows directing potential tenants directly to your door! 

 

  • Do you use secure lock boxes and do you personally show the house?  This you will find downright scarey!  Many real estate companies/agents use mechanical combination lock boxes and give the codes to people who call to see the house.  Now ask yourself, what's the point in even locking the door?  Dalie Realty and Management will only use secure Supra Lockboxes that will not allow anyone in without a real estate agent by their side.

 

  • Who is placed in my home and how can I be sure that they are going to be properly screened?  When a tenant is placed in your home by Dalie Realty and Management, you can rest assured that they have been through a thorough tenant screening by a non-partial 3rd party.  This doesn't mean that there isn't a chance of something going wrong, but it greatly minimize the risk.  Our tenant screening process includes:  Credit, Rental History, Employment/Income Verification, Criminal (Including Terrorist and Sexual Offender)and Disposessory.  Whenever possible, we won't even use the phone numbers given on an application to verify employment and/or current landlord.  We investigate on our own to find the applicants current employer and the owner of the property that they are living in. 

 

  • Is your property manager going to fight to get you the best deals when doing maintenance or repairs on your home?  Property managers have buying power that equates to discounts.  This is one of the benefits of having a manager.  Most of these discounts should be  passed on to you....afterall, isn't that why you are paying a management fee?
